West Valley Appraisal Services LLC (doing business as West Valley Appraisal Services, "WVAS", "we", "us")
Effective date: October 14, 2026
West Valley Appraisal Services provides residential real estate appraisal services in the Phoenix / West Valley area of Arizona. Our appraiser, Jason Clow, is an Arizona State Certified Residential Appraiser with over 25 years of experience. This policy explains what information we collect through our website, our online appraisal request form and when you contact us, how we use it (including the optional text messages in section 6), and the choices you have.
1. Information we collect
Information you give us when you request an appraisal or contact us. When you call, email, or use a form on our website, we collect the information you give us, such as your name, contact details, property address and details about the appraisal you need. Our online appraisal request form asks for:
- your name;
- your email address (required) and, if you choose, your phone number (optional), and how you prefer to be contacted (phone call, email, or no preference);
- how you want to receive the code to resume an unfinished request (email, the default, or text message) and, only if you choose text message, your consent to receive that code by text (section 6). A mobile number is needed only if you choose text delivery;
- the purpose of the appraisal (for example estate/date of death, divorce, trust/probate, pre-listing, for sale by owner, financial/legal, general market value, or other);
- how you heard about us (for example a search engine, an ad, social media, a previous customer, a real estate agent, an attorney, or a friend);
- the property address. If you pick an address from the suggestions, we also keep the standardized address and its map coordinates;
- answers to follow-up questions that depend on the purpose (for example a valuation date, or your role such as executor, heir, attorney or trustee);
- notes you type, and photos or PDF documents you choose to upload.
Information collected automatically.
- Website platform. This website is hosted on a third-party website platform. The platform provider may use cookies and similar technologies and may collect technical data such as IP address, browser type and pages visited, to deliver the site, measure traffic and protect it from abuse, under its own privacy policy. You can block or delete cookies in your browser settings.
- Your resume code in your browser. Our online appraisal request form keeps your resume code in your browser's session storage for the same tab so you can continue without retyping it. The code is never placed in a web address.
- Server and security logs. Our appraisal request system keeps server and security logs and is configured to remove sensitive values such as resume codes and access tokens.
We do not ask for, and ask you not to send, sensitive information such as Social Security numbers or payment card numbers through the website.
2. How we use information
- To respond to your inquiry, prepare a fee quote, schedule and perform the appraisal, and keep in touch with you about it.
- To let you resume an unfinished request with a code that is valid for 30 days, sent by email or, only if you choose it and consent, by text message (section 6). No account or password is needed.
- To send our own staff an internal alert that a new inquiry has arrived (the alert contains no customer personal information).
- To understand which pages, ads and referral sources bring inquiries, so we can improve our website and advertising.
- To keep our systems secure, prevent spam and abuse, and keep business records.
- To meet legal, regulatory and professional obligations, including appraisal standards and record-keeping rules.
3. We do not sell or share your personal information
We do not sell your personal information, and we do not share it with third parties for their own marketing or advertising. We disclose information only:
- to service providers (processors) that handle it on our behalf to deliver our services, for example hosting, email delivery and our SMS delivery provider, under obligations to use it only for that purpose (section 4). This is not sharing for anyone else's own purposes;
- when the law requires it (for example a court order or subpoena) or to protect our rights, safety or property;
- with your direction or consent (for example to a lender, attorney or other party you ask us to work with).
Text messaging. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text-messaging opt-in data and consent are not shared with any third parties, except the service providers that deliver our messages for us (our SMS delivery provider and wireless carriers), which may use it only for that purpose.
4. Service providers (processors)
Depending on the service, these providers process information on our behalf and only to provide their services to us:
- website hosting and security (our website platform provider processes request data under its own privacy policy);
- cloud server hosting for our appraisal request system;
- address lookup: when you type a property address into our request form, the text is sent to an address-suggestion service to show matching addresses;
- email delivery;
- SMS delivery provider: receives the mobile number and message text only to deliver the code you asked for, and our internal staff alerts to our own business phone;
- business software we use to manage appraisal orders and records.
5. How long we keep information
- Inquiry records and uploads. We do not have an automatic deletion schedule for inquiry records (what you submit, photos or documents you upload, and related records). They are kept until WVAS deletes them, subject to applicable legal and professional obligations. Appraisal work files are kept under the separate record-keeping requirements that apply to appraisals.
- Resume codes. A code for resuming an unfinished request expires 30 days after it is issued.
- Text-message consent and opt-out records. If you choose to get your code by text, we keep an electronic record of your consent (when it was given, the exact wording and version you agreed to, how it was submitted, and protected, hashed forms of your mobile number and network address) and of any STOP request, so we can show your consent and honor your opt-out. These records are kept until WVAS deletes them, subject to applicable obligations.
- Security and throttling data. Data used to limit abuse and repeated requests is deleted within 24 hours.
- Backups. We keep encrypted backups of our appraisal request system and delete older copies automatically.
- Website and system logs. Our website platform provider keeps its own logs under its own policies. Our appraisal request system's logs are limited in size and older entries are removed automatically.
6. Text messages (SMS)
WVAS Resume Codes (optional, for customers). When you save an unfinished appraisal request on our online request form, you choose how to receive your code: by email (the default) or by text message.
- Text delivery requires a separate checkbox that is not pre-checked. Consent is not a condition of requesting an appraisal or of using any of our services, and you can always get your code by email instead.
- Texts are transactional only: your code for that request and how long it is valid. We never send marketing texts.
- Texts are sent from our toll-free number, (888) 574-7203.
- Message frequency: usually one message per request, plus a replacement code if you ask for one (about 1-2 messages per request).
- Message and data rates may apply.
- Reply STOP to stop texts or HELP for help. After STOP we send no more texts to that number unless you opt in again on our website, and you can still get your code by email.
- Wireless carriers are not liable for delayed or undelivered messages.
WVAS Inquiry Alerts (internal, separate). When a new inquiry arrives, our system may alert West Valley Appraisal Services by email and by text message to our own business phone, 602-717-8450, which is the only alert number. These alerts contain no customer personal information. Customers are never enrolled in staff alerts.
Privacy of your mobile number. We use your mobile number for text messages only to send the code you asked for. We do not use it for marketing, and we do not sell it or share it or your consent records, except with our SMS delivery provider and carriers to deliver the message (sections 3 and 4).
Full SMS terms: SMS & Website Terms, section 5 (https://www.wvas.biz/SMSTerms).
7. Security
We use reasonable administrative, technical and physical safeguards, including encrypted connections (HTTPS), access controls, hashed storage of resume codes, and limited access to customer information. Keep your resume code private: anyone who has it may be able to view or change that request. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
8. Children
Our website and services are intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.
9. Your choices
You may ask us to access, correct or delete the personal information you gave us, or to stop contacting you, by emailing appraisals@wvas.email or calling 602-717-8450. Some records may have to be kept for legal or professional reasons; we will tell you if that applies. Text messages are optional: you can choose email for your code, and you can stop texts at any time by replying STOP or by contacting us. You can clear cookies and browser storage through your browser settings.
